This is a case-based problem task, and it would enable you to develop an understanding of how to develop an offsite housing project in a challenging environment with due consideration for offsite design principles, offsite design techniques and other social,environmental and geographical plus legal and regulatory issues that could influence the
design and construction of offsite construction project in the 21st Century. Your solution should be presented in the form of a report and must be word-processed with Time New Romans of font size 12. Background and Context:
A recent housing briefing carried out by the BBC estimates that the UK built 1.2 million fewer homes than they should have built 1.2 The UK Government has also observed that the traditional approach to housing construction would not meet the target of delivering 300 000 homes required per year. 1The House of Commons Report on Modern Methods of Construction (MMC) recommends the use of MMC to fill the gap.

Adek Homes is a developer that builds quality, affordable homes and has responded to the House of Commons report to adopt MMC. They operate mainly in England, with a prominent presence in the Midlands. A recent customer survey shows high appreciation of Adek Homes, ranking the company among the top three housing developers in the Midlands with the most satisfied customers.

The Problem:
In response to the House of Commons’ report on MMC, Adek Homes has recently acquired 2000 hectares of land in Wolverhampton to develop affordable homes. The project’s first phase involves constructing 200 prototype units of semi-detached three bedrooms, 150 prototype units of detached four bedrooms, and 100 three-bedroom terrace houses. It also includes the development of green spaces, a recreational park and associated facilities. The proposed site is located around existing communities that are keen to maintain their geographical identities.This implies attention should be given to this and the social impact of the new development at the design stage.

Although experts from Adek Homes would be involved in the design, contributing knowledge to generate quality, functional, flexible, sustainable, and energy-efficient homes, other designers from outside the organisation would be involved in the design development. For Adek Homes to keep their lead as the top housing developer in the Midlands, the company’s Construction Director and the management have decided to use a range of offsite construction
techniques in this development to deliver the project on time and without compromising the quality of the build. You have been appointed as the project manager for development from design to handover. You are assigned to this position because you are doing an MSc Programme in Offsite Housing Construction at the University of Northampton.

The Task:
Prepare a professional report to be submitted to the Construction Director of Adek Homes and the Board of Directors on how you intend to deliver the project. Your report should: (1) critically analyse the importance of housing and the factors that would impact the design and delivery of the Adek Homes’ housing development (e.g social, economic, environmental, and geographical issues, logistics and communication, among others) and how the development
would contribute affordable housing. (2) consider and evaluate the application of novel processes and technology such as design for manufacture and assembly (DFMA), lean, simulation, Industry 4.0 and BIM among others on the project (3) Identify and evaluate relevant legal and regulatory issues that need considering in this new development (building regulation,energy use and sustainability). (4) Evaluate a range of offsite housing construction solutions and innovative materials that would be used in the delivery of the project. You should provide the rationale for the choice of these offsite solutions and materials and how they would be managed. (5) Your report should evaluate the limitations with the process, techniques and materials, and suggest measures to overcome them. Use relevant case studies to support your discussion where possible.
