Rationale :
In law, conveyancing is the transfer of legal title of real property from one person to another, or the granting of an encumbrance such as a mortgage or a lien. In order to facilitate this, a survey is required.

Surveys can be broadly classified in three types :
1. Where a Valuation is required for sale, rent/leasing
2. Those where Condition is assessed
3. Where Measurement is recorded

Mortgage lenders (for domestic property) usually require a valuation report, but these are not the same as the RICS Home Condition Survey. A valuation report is designed around the need of the lender, not the Vendor and Purchaser.

To make an informed decision a house purchaser (unless it is brand new and covered by an NHBC Warranty) may require a measured survey or condition survey to identify anything that needs urgent attention/alteration, or is likely to present future problems. It will also highlight any exceptional maintenance that that may have to be taken into account.

The same can be applied to commercial and industrial property and many surveying companies now offer condition
and measured surveys as a package. The client benefits having one site visit to carry out both surveys are wide
ranging. Clients only have to deal with one contractor and arrange one site visit.

This has a knock-on effect of being better for Landlords too. If a unit (Domestic or otherwise) is already occupied, then a Landlord doesn’t necessarily want the incumbent tenants inconvenienced. One site visit and data collection by one
surveyor carrying out both surveys also means that there is a consistency of data.

A surveyor carrying out a condition survey may pick on certain things that the measured survey wouldn’t always show and vice versa for measured elements on a condition survey.Combining the two ensures best coverage all of all available information at the time of the survey.

Your Brief:
A valuation for mortgage purposes has already been carried out on a domestic property that is over 10 years old. You have been commissioned by a client to undertake a combined measured and condition survey to produce a professional survey report. The report will include the Terms of Engagement, Fee Agreement, both surveys and appendicised measured survey drawings.

1. Part One.
o Terms of Engagement and Fee Agreement – 5% Weighting

2. Part Two
o Undertake a measured survey of the property (internal and external) and buildings relating to the property – 25% weighting.

3.Part Three
o Evaluate the condition of all internal and external elements of the property, including outbuildings, hard-standings and boundary – 30% Weighting
o Identify any defects/deterioration or areas of concern (Do not include internal decorations or furnishings) – 10% Weighting
